 In
a 1031 exchange, it is the job of the Qualified Intermediary
(QI) to serve as a "disinterested third party"
that holds all deeds and funds during the transfer of
equity. IRS regulations require a QI or similar "safe
harbor" rule to properly complete the exchange
of titles and funds.
